Leisure residence on a hillside with development study

In a sunny, gently elevated hillside location with a beautiful view, there is an old property on a plot of approx. 979 square meters at the end of a small cul-de-sac that is dedicated as a leisure residence. In order to make optimal use of the potential of the beautiful building plot and the brilliant hillside location, a development study was carried out with the aim of preserving the leisure residence designation.  

The pure living space of the existing property currently amounts to approx. 78 sqm dedicated as a leisure residence, the usable area including garage comprises a further approx. 70 sqm. 

By making full use of the predetermined construction parameters, approximately 587 square meters of total area could be achieved through appropriate structural expansion or new development. This would include an area as a leisure residence with a size of approx. 97.5 square meters - this corresponds to the permitted expansion option of 25%.

The present study, which we are happy to make available, shows just one idea for a new building over four floors and with two residential units, one of which is dedicated as a leisure residence.
